Agreement to Terms

By accessing riobrancobuilders.com or engaging Rio Branco Builders for services, you agree to be bound by these Terms & Conditions. If you do not agree, please do not use this website or engage our services.

Services

Rio Branco Builders provides home improvement and contracting services in New York City, including but not limited to interior painting, kitchen and bathroom remodels, drywall, exterior painting, window repair and replacement, concrete work, and DOT violation removal.

All work is performed by our employees and subcontractors under our supervision. We are licensed with the NYC Department of Consumer and Worker Protection (DCWP) and carry general liability insurance and workers' compensation coverage.

Estimates & Contracts

Estimates provided verbally or through our website contact form are not binding commitments. A project is only confirmed when both parties have signed a written contract specifying the scope of work, materials, timeline, and price.

Estimates are based on conditions visible at the time of assessment. If hidden conditions (e.g., water damage, structural issues, asbestos) are discovered during work, the scope and cost may be revised with your approval before work continues.

Payment

Payment terms are specified in each individual written contract. Generally:

  • A deposit may be required before work begins
  • Final payment is due upon completion of the project
  • We accept cash, check, and electronic payment as agreed in the contract
  • Late payments may be subject to fees as outlined in the contract

Co-op & Condo Building Requirements

For work performed in co-op or condo buildings, the client is responsible for obtaining all required building board approvals and alteration agreements before work begins. Rio Branco Builders will provide any documentation required by the building (certificate of insurance, license information, etc.), but cannot be held responsible for delays caused by board approval processes.

Permits

Where permits are required, Rio Branco Builders will apply for and manage the permit process unless otherwise agreed in writing. Permit fees are the responsibility of the client and will be itemized separately. Project timelines are subject to change based on permit approval timing from the NYC Department of Buildings or other governing agencies.

Warranties

Rio Branco Builders warrants that all work will be performed in a professional manner consistent with industry standards. Specific warranty terms (duration and coverage) are stated in each written contract. Warranties are void if the completed work is modified by another party without our written consent.

Limitation of Liability

Rio Branco Builders' liability for any claim arising out of services rendered shall not exceed the total amount paid by the client for the specific project giving rise to the claim. We are not liable for indirect, incidental, or consequential damages.

Governing Law

These Terms & Conditions are governed by the laws of the State of New York. Any disputes shall be resolved in the courts of New York County, New York.

We reserve the right to update these Terms & Conditions at any time. The date at the top of this page reflects the most recent revision. Continued use of our website or services after changes are posted constitutes acceptance of the updated terms.
